The Call: A Bouncy Floor and a Door That Wouldn't Budge

A homeowner in Topeka's Westboro neighborhood reached out after getting a quote that stopped them cold. Their 1960s ranch-style home had developed a noticeable bounce in the living room floor and a hallway door that had started sticking badly enough to need a shoulder to open. Normal signs of trouble, sure — but the first contractor's answer was anything but routine.

What We Found On Site: Moisture, Not a Load-Bearing Failure

Our first stop wasn't the foundation piers. It was the crawl space.

Within a few minutes of getting under the home, the picture came into focus. The existing vapor barrier — the poly sheeting that's supposed to sit between the bare soil and the crawl space air — was torn in multiple places and improperly lapped at the seams. In some spots it had shifted entirely, leaving soil exposed. Ground moisture had been evaporating freely into the crawl space for what looked like a long time.

But it wasn't stopping there. In the corner of the crawl space beneath the sticking door and the bouncy floor, the soil was visibly darker and noticeably soft underfoot. We took moisture readings and confirmed what we were seeing: the ground moisture had saturated the soil beneath that one corner of the foundation. Topeka's clay-heavy soil is notorious for reacting sharply to moisture swings — it expands when wet and contracts when it dries out. That cycle of expansion and contraction had caused localized soil movement and differential settlement right there in that corner.

It was not a whole-perimeter load-bearing failure. Helical piers around the entire home would have addressed exactly none of the actual problem.

How We Fixed It: Targeted Encapsulation and Selective Pier Work

Once we had a clear picture of the root cause, the scope of work looked very different from what the first contractor had proposed.

Step one: Remove and replace the failed vapor barrier. We pulled out the torn, improperly lapped poly sheeting entirely. There's no patching a vapor barrier that's been compromised this badly — it needed to come out. We installed a properly sealed, full-coverage poly sheeting system across the entire crawl space floor, with seams overlapped and taped according to current best practices and edges sealed against the foundation walls. No exposed soil. No gaps.

Step two: Crawl space encapsulation. We extended the encapsulation up the crawl space walls and addressed the rim joist area to create a true moisture boundary. This isn't just about the floor — moisture migrates, and you want to stop it at every entry point.

Step three: Ventilation correction. Part of what had allowed moisture to build up was inadequate crawl space ventilation. We corrected the ventilation to improve airflow and reduce the humidity load inside the crawl space. This is a step that's easy to overlook but critical for long-term performance in a Kansas climate where summer humidity can be punishing.

Step four: Targeted pier installation — two corners, not the whole perimeter. After the moisture source was addressed and the soil was given time to stabilize, we installed helical piers at the two affected corners where differential settlement had actually occurred. Two corners. Not twelve. The rest of the foundation was structurally sound and didn't need intervention.

The door opened freely. The floor bounce was gone. The scope of work was a fraction of what the first contractor had proposed — and it actually solved the problem.


What to Watch For: Don't Sign Until You've Seen the Crawl Space Report

This job is a good example of why a settling floor second opinion can save you thousands of dollars and protect you from unnecessary work. Here's the practical takeaway.

If a contractor recommends whole-perimeter piering, ask these questions before you sign anything:

  • Has anyone taken moisture readings under the home?
  • Has the vapor barrier been inspected for tears, gaps, or improper lapping?
  • Is the settlement localized or is there documented evidence of movement across the full perimeter?
  • What does the soil condition look like in the affected area?

Localized moisture problems are frequently misdiagnosed as structural failures. That's not always bad faith — it's sometimes a matter of a contractor who leads with piers and doesn't start with crawl space conditions. But the result for the homeowner can be a massive, unnecessary expenditure.
